By Rebekah O'Reilly
A new ten-unit housing development has been approved on Athlone's Bealnamulla Road.
The application, which was made by Michael Mullaney, was approved under 27 conditions on Thursday, October 15.
The development is located on a greenfield site within Monksland/Bellanamulla off a local road L2047 north of the R362 road.
The development consists a total of ten units, including two single storey, two-bed detached dwellings; four two-storey, three bed semi-detached dwellings; one terrace block consisting of four two-storey three-bed dwellings;
The development will connect directly with the existing internal streets of Larkfields Mews, and will feature a central open space which aims to provide "an attractive, multifunctional area that encourages social interaction, passive recreation, and community engagement."
Each unit will be provided with a private rear garden, with 2 m high boundary fences or walls. A total of 17 off-street parking spaces will be accommodated within a communal area, with infrastructure in place for the future installation of EV chargers.
Roscommon County Council has attached a number of conditions to planning permission for the ten-home development.
These include requirements for social and affordable housing arrangements, restrictions intended to prioritise individual purchasers and eligible social and affordable housing tenants, and approval of a construction phasing plan before work begins.
The conditions also require a €44,000 development contribution towards public infrastructure and services, along with a separate €44,000 cash deposit or bond to secure the satisfactory completion and maintenance of roads, footpaths, drainage, lighting and other infrastructure.
